Buying a home in Spain

In the purchase process we will assist you with all practical details, which include:

  • Arrange a Spanish Personal Identity Number (NIE) for you, which is required to be registered as owner of a property
  • We will help you to open a Spanish bank account and arrange direct debit payments of electricity and water and other expenses
  • If needed, we will help you to get proposals from banks to finance your purchase
  • We will help you to be the registered as owner of the property and arrange that all supplying contracts get registered on your name

We have access to a large network throughout the Costa Blanca and we can connect you to reliable companies if you as an example want to let rent the property or want to find someone who is looking after it during the periods you are not there.

Taxes and fees

At the advertised price there will be statutory taxes and certain fees that the buyer pays. The commission to the agency is always paid by the seller, but the buyer of a property in the regions of Valencia and Murcia to which the Costa Blanca belongs pays the following taxes and fees.

  • 10% Transfer Tax (Impuesto de Transmisiones Patrimoniales) on an existing property OR 10% VAT (IVA) on a new property.
  • Cost for Notary, title deed and registration according to established price list
  • For a new property, a stamp duty of 1,5-2% is paid.
  • Cost of legal and practical assistance in connection with the purchase.

A simple estimate of the above is to add 13-14% to the advertised net price.

Financing your purchase

We collaborate with Bankinter and Banco Sabadell, which are the major banks that still grant mortgages to foreign customers with up to 70% of the purchase price. We will help you get a quote on a mortgage in Spain.
